There is a big difference between a 3D model and a BIM model. This difference lies not only in the modeling method, but also in the information attached to the models, the solutions involved, and the software used, which vary considerably in both features and cost.
A 3D model's main function is the geometric representation of the project. However, when well-designed, it can generate more accurate lists, automated cuts, facilitate project visualization, and provide other important information for project execution. In many cases, these functionalities adequately meet the demand, making investment in specific BIM software unnecessary at that time.
In other words, it's important to understand that a well-made 3D model can solve a large part of the practical needs of a company's project.
On the other hand, BIM goes beyond modeling.
The true potential of BIM for projects lies in parameterizing tools, parameterizing solutions, aggregating information, and, above all, providing interoperability between the various systems linked to the project. It's not just about drawing, but about structuring information so that it can be used in different stages and areas of the company.
Within this logic, the model ceases to be just a design and becomes a database that can serve various sectors of the company.
In practice, this means that a list generated in the project serves not only as a technical quantity. This same list can be used as a reference for assembling the commercial proposal, defining the client's material load, defining the manufacturing of special parts, determining maintenance priorities for equipment, structuring material billing, and for other processes involved.
This leads to significant gains in consistency, reduces rework, and improves the reliability of information, minimizing errors and streamlining processes.
Therefore, while 3D modeling adequately serves the design and visualization aspects, BIM expands this use, connecting the project with other areas and processes of the company.
Therefore, adopting BIM should not be seen as an obligation, but rather as a strategic decision. If the 3D model already meets the demand, it may not make sense to move forward immediately. On the other hand, the 3D model can be the first step towards using BIM as a tool in the pursuit of: better integration between sectors, more assertive control resulting in greater efficiency gains. In this way, BIM then makes sense.
